美国工程管理CM模式运行机制研究

摘要:本文深入探讨美国工程项目管理中的CM(Construction Manager,施工经理)模式,分析其演变历程、运作机制及与传统设计-投标-建造(DBB)模式的差异。研究表明,CM模式通过施工前阶段介入设计优化、分阶段招标及保证最大价格(GMP)合同机制,显著缩短项目周期、降低成本并提前管控风险,其合同价格透明化与风险共担原则独具优势。研究为国内工程项目管理优化提供了参考,但该模式在国内应用需考量服务替代性、法律适应性及多方信任度等因素,需结合本土环境调整实施路径。

Abstract:This study provides an in-depth exploration of the Construction Manager(CM)method in U.S. engineering project management,analyzing its evolution,operational mechanisms,and distinctions from the traditional Design-Bid-Build(DBB)delivery method. The research demonstrates that the CM delivery method,through early-stage design optimization,phased tendering,and the Guaranteed Maximum Price(GMP)contract mechanism,significantly shortens project timelines,reduces costs,and enhances preemptive risk control. Its transparent contract pricing and risk-sharing principles offer unique advantages. While the study provides insights for optimizing domestic engineering project management,the application of the CM method in China requires careful consideration of service substitutability,legal adaptability,and multi-party trust mechanisms,necessitating tailored implementation pathways aligned with the local context.
