摘要：城市片区统筹更新是实现城市更新的重要方式，也是推动城市高质量发展的有力支撑。在深入分析城市片区统筹更新和新建项目决策差异性的基础上，结合城市片区统筹更新的实践分析项目组合管理理论在片区统筹更新决策中应用的适用性，重点阐述城市片区统筹更新项目组合决策的关键流程，以期促进片区更新前期多项目组合决策高效高质量完成。

Abstract：The coordinated regeneration of urban areas is a significant way to achieve urban regeneration and a powerful support for promoting high-quality urban development. On the basis of in-depth analysis of the differences in decision-making between the coordinated regeneration of urban areas and new construction projects，combined with the practice of the coordinated regeneration of urban areas，this paper analyzes the applicability of project portfolio management theory and its application in the decision-making of the coordinated regeneration of urban areas，and emphasize the critical process of decision-making for the coordinated regeneration of urban areas，in order to promote efficient and high-quality decision-making in the early stages of urban regeneration.
