摘要：历史风貌保护更新是我国城市更新工作的一个重点。本文根据已建成及在建项目建设经验，按项目的投资构成，分析历史风貌保护更新项目工程咨询服务费和建筑安装工程费用成本较常规新建项目偏高的原因，总结归纳历史风貌保护更新项目投资管控的关键点，希望为类似项目的投资管控提供参考，推进我国城市更新发展。

Abstract：In China，the focus of urban renewal is on historical style conservation and regeneration. Based on the experience of completed and ongoing projects，according to the project cost composition，this paper analyzes why engineering consulting service fees and construction installation costs of the historical style conservation and regeneration project are higher than common new building projects，summarizes and concludes the key points that affected the cost of historical style conservation and regeneration projects，and hopes to offer guidance for investment control of similar projects and promote the development of urban renewal in China.
