摘要：美国郊区住区百余年的建设经验为我国城市郊区住区开发提供新思路，通过系统梳理19世纪后半叶、20世纪早期、20世纪中叶、20世纪六十至七十年代、20世纪八十年代及以后五个时间段美国郊区住区的发展，总结出美国郊区住区经历了以有轨电车和地铁支撑的混合布局形态到私人汽车主导的规模化住区再到以TOD为导向的混合住区的回归。从内部驱动力和外部驱动力两个层面探讨郊区住区变迁的动力机制，最后得出四方面启示：公共交通导向的模式、混合使用的功能布局、紧凑协调的空间形态、多元包容的物质特征。

Abstract：More than one hundred years of experience in the construction of suburban settlements in the United States has provided new ideas for the development of suburban settlements in Chinese cities. Through the systematic review of the development of suburban residential areas in the United States during the second half of the 19th century，the early 20th century，the middle of the 20th century，the 1960s to the 1970s，and the 1980s，it is summarized that suburban residential areas in the United States experienced a mixed layout supported by trams and subways，to large-scale residential areas dominated by private cars，and then to TOD-oriented the return of mixed settlements. Then it discusses the dynamic mechanism of suburban settlement changes from two levels of internal driving force and external driving force. Finally，four enlightenments are drawn：public transportation-oriented mode，mixed-use functional layout，compact and coordinated spatial form，and diverse and inclusive material characteristics.
