摘要：对标REITs底层资产、运营管理、政策制度等基本要求，开展城市更新项目应用REITs的匹配性分析，借鉴美日等国家REITs应用的成熟经验，提出REITs在我国城市更新项目中“1个模式+3个要点”的应用建议，以期为城市更新多元化融资方式构建提供助力。

Abstract：Based on the basic requirements of REITs such as underlying assets，operation management，policies and systems，this paper carries out a matching analysis of the application of REITs in urban renewal projects，draws on the mature experience of REITs application in the United States and Japan，and puts forward "1 model + 3 key points" application suggestions of REITs in urban renewal projects，in order to provide assistance for the construction of diversified financing methods for urban renewal.
