摘要：老旧小区改造旨在满足人民对美好生活的向往，而老旧小区体检评估则是实现这一目标的重要前置条件。通过梳理和总结北京市石景山区老旧小区体检评估的实践经验，从老旧小区体检评估的困境出发，探讨其优化路径，包括：第一，广泛引入专业力量，以提高体检评估的科学性和可靠性；第二，设计主创人员参与体检评估工作，做好体检评估与改造实施设计的全面衔接；第三，进一步明确参与各方主体工作职责以及合作关系，以促进各主体间的紧密合作与协同；第四，完善信息平台以实现数据和信息的有效管理和共享等，以期为地方政府科学制定老旧小区体检评估方案提供优化思路。

Abstract：The transformation of old residential areas aims to meet people’s yearning for a better life，and the physical examination and evaluation of old residential areas is an important prerequisite to achieving this goal. By combing and summarizing the practical experience of physical examination evaluation in Shijingshan District，Beijing，starting from the predicament of physical examination evaluation in old communities，this paper discusses its optimization path，including：First，introducing professional forces extensively to improve the scientificity and reliability of physical examination evaluation；Second，design creative personnel to participate in physical examination and evaluation，and do a good job in the comprehensive connection between physical examination and evaluation and transformation implementation design；Third，further clarify the responsibilities and cooperative relations of the main participants，so as to promote close cooperation and coordination among the main participants；Fourthly，improve the information platform to realize the effective management and sharing of data and information，so as to provide optimized ideas for local governments to scientifically formulate physical examination and evaluation plans for old communities.
