摘要：基于CIM技术自主研发建筑运维管理平台，明确平台构建的技术基础和层次架构。通过在星河湾中心大厦中的具体应用分析，介绍平台的主要功能，包括项目管理、报警管理、能耗管理、安监管理和设备管理等。最后，结合平台功能的实现路径，为后续运维平台的开发提供重要借鉴。

Abstract：Based on CIM technology，independently research and develop the building operation and maintenance management platform，and clarify the technical foundation and hierarchical structure of the platform construction. Through the specific application analysis in the Star River Bay Center Building，this paper introduces the main functions of the platform including project management，alarm management，energy consumption management，security supervision management and equipment management. Finally，combined with the realization path of platform functions，it provides important reference for the development of subsequent platforms.
