摘要：高速公路基础设施REITs是金融创新与产融结合的产物，其作用和意义在于：一是它作为高速公路行业一种新的融资模式，为真正权益型的资产上市找到了一条新路径；二是通过打通高速公路资产上市退出的通道，开启了高速公路“投、融、建、管、退”全生命周期发展新模式；三是通过创新高速公路“轻资产”运营管理模式，较好地满足高速公路行业运营模式转型的需要。基于中央企业首单高速公路基础设施REITs实践，对其探索创新与经验总结作些梳理。

Abstract：Highway infrastructure REITs is the product of the combination of financial innovation and industry. Its function and significance are：first，as a new financing mode of highway，it finds a new path for the real equity asset listing；Second，it initiates a new development mode of the whole life cycle of “investment，financing，construction，management and exit” of highway by opening up the channel of listing and exit of highway assets. Third，through the innovation of the highway “asset-light” operation management mode，it has a better way to meet the needs of the highway besides the operation mode transformation. Based on the REITs practice of the first highway infrastructure of the central state-owned enterprise，this paper tries to figure out its exploration，innovation and experience summary.
