摘要：随着我国保障性租赁住房发展的不断深入，在实际推进中遇到政策法规体系不健全、社会主体参与意愿不高、金融与财税支持不足等一系列问题。结合深圳实践经验，对保障性租赁住房发展相关需求进行剖析，并提出相关建议。

Abstract：With the continuous deepening of the development of affordable rental housing in China，a series of problems have been encountered in the actual promotion，such as imperfect policy and regulation system，low willingness of social subjects to participate，and insufficient financial and fiscal support. Based on the practical experience of Shenzhen，this paper analyzes the development of affordable rental housing needs，and puts forward relevant recommendations.
