[摘　要]　住宅产业承担着带动整体经济发展与满足居民住房保障的双重责任，而我国住宅产业在向集约内涵型转变过程中仍存在着诸多问题。采用主成分分析方法对住宅产业的有效竞争进行评价，探讨了如何在制约住宅产业竞争有效性的众多因素中，选出影响程度最大的因素，为解决当前住宅产业面临的难题提供帮助，为促进产业健康发展提出建议。

Abstract: Housing industry takes the responsibilities of leading economic development and meeting people's housing needs, but there are many problems in transition progress of the industry. Principal component analysis is used in effective competition appraisal of housing industry. The most influential factor is pointed out among all the factors that restrict the effective competition of housing industry, which can help solving the problems in housing industry nowadays. Advices are put forward after the recognition of most influential factor.
