摘要：为精准控制旧工业厂区商业改造项目的投资估算，依据相关标准与文献，结合前期对国内106个项目的调研，构建了以团队能力、政策环境、项目自身特点为核心的控制指标体系。以宝武某循环水处理站改造项目为例，运用定量与定性相结合的分析方法，揭示了各指标与投资估算之间的影响与联系，并严格依据投资估算各项费用构成计算出总投资，实现投资估算的有效控制。为今后旧工业厂区商业改造项目投资估算的控制提供借鉴。

Abstract：In order to accurately control the investment estimation of commercial reconstruction projects of old industrial buildings，according to relevant standards and literature，combined with the investigation of 106 domestic projects in the early stage，the control index system with team ability，policy environment and project characteristics as the core is constructed. Taking the reconstruction project of a circulating water treatment station in Baowu as an example，the influence and relation between each index and investment estimation are revealed by using quantitative and qualitative analysis method，and the total investment is calculated strictly according to the composition of each cost of investment estimation，so as to realize the effective control of investment estimation. It provides a reference for the control of investment estimation of commercial reconstruction projects about old industrial factories in the future.
