摘要：梳理绿色建筑运营成本组成，通过逐项分析各组成成本的影响因素和计算公式，构建绿色建筑运营成本测算模型，提供基于BIM技术的测算方法。同时，以某办公楼项目实证该测算技术的可行性和精确性，提升该绿色建筑运营成本的精细化管理水平，为其后续动态成本预测与智慧化成本控制提供研究参考。

Abstract：The paper clarifies the operating cost components of green buildings，lists a specific calculation formula by analyzing the influencing factors of each component cost item by item，constructs the calculation model of green building operation cost and provides the calculation method based on BIM technology. Then uses an office building project to demonstrate the feasibility and accuracy of the measurement technology，which improves the refined level of operation cost management of the green building，and provides references for subsequent dynamic cost prediction and intelligent cost control.
