摘要：在考虑交通基础设施网络外部效应的基础上，利用2002-2017年省级面板数据构建多维空间权重下交通基础设施对我国房地产开发投资的空间溢出模型，结果表明：交通基础设施对我国房地产开发投资产生了负空间溢出效应，二者表现出明显的非线性关系，应加快地区间城市群的建设，推进交通一体化，优化房地产开发资本结构实现房地产业良性发展。

Abstract：On the basis of considering the network externality of transport infrastructure，using provincial panel data from 2002 to 2017，this paper constructs the model of spatial spillover effects of transport infrastructure on the real estate investment in China under the multi-dimensional spatial weighting matrices. The results show that：transport infrastructure has a negative spatial spillover effects on the real estate investment in China，and the two shows obvious nonlinear relationship；regional urban group construction should be accelerated，pushing forward the integration of transportation，upgrading the capital structure of the real estate industry and realizing benign development of the industry.
