摘要：构建装配式保障性住房综合评价指标体系，通过建立综合效益评价模型对研究实例的综合效益进行评价，研究结果表明该项目综合得分处于一般与良好之间，其中经济效益表现最差，环境效益表现最好，进而提出推行PPP管理模式，建立共享机制、健全装配式建筑标准化体系等政策建议，以促进天津市装配式建筑在保障房建设方面的良性发展。

Abstract：This paper constructs the comprehensive evaluation index system of prefabricated affordable housing，and evaluates the comprehensive benefit of the research case by establishing the comprehensive benefit evaluation model. The results show that the comprehensive score of the project is between the average and the good，among which the economic benefit performance is the worst，and the environmental benefit performance is the best. Then，puts forward policy recommendations such as promoting the PPP management model，establishing a sharing mechanism，improving the standardized system of assembly buildings and so on，so as to promote the benign development of Tianjin prefabricated buildings in the construction of affordable housing.
