摘要:根据市场调控长效机制的六项政策选取14个变量,对这些变量进行处理和检验后,将其作为向量自回归(VAR)模型的内生变量,采用VAR模型分析各政策对成交量、价格与住房需求的反应时间以及长期贡献度的影响等。结果表明,各政策对房价与成交量的影响时间更久,信贷政策对房价与住房需求的影响程度最高,城市更新政策中的更新项目运营阶段对房价的提升效果更显著。

Abstract:According to the six policies of the long-term mechanism of market regulation,this paper selects14 variables. After processing and testing these variables,takes them as endogenous variables of vector autoregressive(VAR)model,uses VAR model to analyze the effect of various policies on transaction volume,price and housing demand response time and long-term contribution. The results show that each policy has a longer effect on house price and turnover,credit policy has the highest effect on housing price and housing demand,and the operation stage of urban renewal policy has a more significant effect on housing price.
