摘要：针对老旧小区的改造潜力测算与更新方案决策，突破传统的经验决策模式，建立包含居民意愿、小区现状、环境性能、预期影响四个方面的老旧小区改造潜力评价指标体系；在此基础上，构建指标评级-更新方案偏好矩阵，运用蒙特卡洛模拟探索老旧小区改造潜力测算与“保留、更新、重建”三种更新方案之间的联系，旨在为老旧小区改造前期的定量决策分析提供参考。

Abstract：From the perspective of the renovation potential and renewal scheme of old residential quarters，this paper breaks through the traditional empirical decision-making model，establishes an evaluation index system of renovation potential of old residential quarters，which includes residents’ wishes，current situation of quarters，environmental performance and expected impact. On the basis，constructs the index rating-renewal scheme preference matrix to establish the decision model of renovation potential and renewal scheme of old residential quarters，uses Monte Carlo simulation to explore the relationship between them，so as to provide reference for quantitative decision-making analysis in the early stage of renovation of residential quarters.
