摘要：运用产业组织理论中的SCP范式，从市场结构、市场行为与市场绩效三方面对我国养老地产市场现状进行分析，并对所出现的市场壁垒难以突破、产品定位不清晰和市场营销存在不足等突出问题，提出政府加强标准建设及市场监管，企业组建联盟、明晰产品定位、探索营销模式的建议，以期为养老地产产业组织优化提供参考。

Abstract：This paper uses the SCP paradigm of industrial organization theory to analyze the current situation of China’s pension real estate market from three aspects of market structure，market behavior and market performance. And there are problems of strong market barriers，unclear product positioning and inadequate marketing. So，this paper proposes that the government should strengthen the standard construction and market supervision，and enterprises should establish alliances，clarify product positioning and explore marketing model，in order to provide references for the optimization of pension real estate industry organization.
