摘要：通过需求理论探索租客主观需求对长租公寓运营管理质量的影响，在此基础上，构建长租公寓运营管理质量评价指标体系，并对长租公寓运营管理质量评价指标进行重要性分析。通过指标重要性权重分析，公寓装修质量、公寓周边配套、公共设施配套、户型配置齐全、公寓消防安保水平为重要子指标。

Abstract：Based on the demand theory，this paper explores the influence of tenants’ subjective demand on the quality of long-term rental apartment operation and management，constructs the evaluation index system of long-term rental apartment operation and management quality，and analyzes the importance of the evaluation index. Through the analysis of the importance of indicators，the quality of apartment decoration，the surrounding facilities of the apartment，the matching of public facilities，the complete configuration of the apartment，and the level of apartment security are important sub-indicators.
