摘要：通过文献初步识别高品质住宅的品质需求项，运用KANO模型进行需求识别与筛选，构建高品质住宅的品质需求层次模型。在获取初始重要度后，运用C-OWA算子结合KANO模型，计算各需求项的重要度，并确定其重要度排序。最后以实证调查的方式，证实上述方法的有效性和可行性，为开发商建设高品质
住宅提供指导，为高品质住宅的评价提供参考。

Abstract：Firstly，this paper initially identifies the quality demand items of high-quality housing through the literature，then uses KANO model to identify and screen demand，and builds the quality demand hierarchy model of high-quality housing. After obtaining the initial importance degree，uses C-OWA operator combined with KANO model to calculate the importance degree of each demand item，and determines the importance
order. Finally，the validity and feasibility of the above methods are verified by questionnaire，which can provide guidance for developers and provide references for the evaluation of high-quality housing.
