供给侧结构性改革下房地产企业的盈利模式研究

摘要:当前我国房地产供给侧结构性改革目标任务,在于落实“三去一降一补”任务并重构供需结构均衡的市场体系。通过分析企业盈利模式理论以及利润导向、竞争优势和可持续创新本质特征,分析供给侧结构性改革对房地产盈利的影响,提出拓展与供给侧结构性改革“内生需求”相契合的盈利空间、开发房地产聚集的规模化“利润链”盈利模式、优化房地产企业“产品+服务”的差异化盈利模式、打造存量房产新商业经营模式利润增长极、加大绿色科技投入拓展地产科技新利润增长点等利润增长模式。

Abstract:At present,the goal of supply side structural reform of real estate in China is to implement the task of “three removal,one reduction and one compensation” and reconstruct the market system with balanced supply and demand structure. Based on the analysis of the theory of enterprise profit model,profit orientation,competitive advantage and the essential characteristics of sustainable innovation,this paper analyzes the influence of supply side structural reform on real estate profit,proposes to expand the profit space in line with the “endogenous demand” of supply-side structural reforms,develop a large-scale “profit chain” profit model for real estate agglomeration,and optimize the differentiated profit of “product + service” of real estate enterprises model,build a new business model of stock real estate profit growth pole,increase investment in green science and technology to expand new profit growth point of real estate science and technology and other profit growth models.
