位置对城市存量房价格的影响分析

[摘 要] 房屋位置是决定房价的关键因素,但其影响力究竟有多大却难有定论。搜集北京市2007年7月至2008年1月的18111笔存量房交易记录,建立多元线性回归模型,选择房屋位置信息、房屋自身建筑信息和交通通达度信息三类变量作为模型的自变量,通过对该模型进行回归分析,发现房屋位置对北京存量房价格的解释力度达到51.3%。

Abstract: Housing location is the key component in determining the housing price, but it is difficult to ensure the influence degree. In this study, 18111 transaction records of repeat-sale house from July 2007 to January 2008 of Beijing are collected, the Ordinary Least Squares(OLS) model is applied to estimate the effects of three categories of independent variables, which include housing location category, property category and transportation accessibility category. It is found that spatial component can explain more than half of the housing price.
