基于关键链的工程造价控制研究

[摘 要] 在工程项目中,常常出现预算超概算、概算超估算的现象,使建设单位的投资不易确定,主要原因是工程造价中包含了大量的保守估计费用,以至于大量的费用被浪费。而传统的工程造价控制手段未能将工程造价视作一个系统,很难解决存在的问题。运用约束理论的思想,将关键链技术运用到工程造价领域。通过对各分部分项工程的造价进行分析,找出关键链,设置项目缓冲和输入缓冲,利用关键链中的缓冲机制,解决工程造价中资金约束和不确定因素带来的风险问题。通过实例验证了基于关键链的工程造价控制方法。

Abstract: In construction project, the construction cost often lose control, so that the investment of construction organization is not easy to ensure. The main reason is the construction cost includes a large number of conservative cost so that a large number of cost is wasted, but the traditional methods of construction cost control can not regard the construction cost as a system, it is difficult to resolve existing problems. This paper applies critical chain method to the field of construction cost according to the study of the theory of constraint. It identifies the critical chain by analyzing the sub-project cost and sets up the project buffer and feeding buffer, and deals with the problems capital constraint and uncertainties of risk of construction cost using buffering mechanism. The construction cost control method based upon critical chain theory is testified by an example.
