摘要：通过对房地产项目总承包商在项目建设过程中所处的社会网络结构的研究，识别利益相关者并依据强弱关系确定六类主体及其评价指标。在此基础上，构建六类评价主体的社会网络结构，并提出基于中心度分析对六类评价主体的评价结果进行加权，得到房地产总承包商能力评价结果。最后，以国内某房地产开发企业QB项目的总承包商选择为例进行验证，为房地产企业进行总承包商选择提供参考。

Abstract：Through the study of social network structure of the general contractor of the real estate project in the process of construction，this paper identifies the stakeholders and determines six types of subjects and their evaluation indicators based on the strength-weakness relationship. On the basis，builds systematic general contractor evaluation system included six kinds of evaluate units，gains the weight of six kinds of evaluation subjects based on centrality analysis，and gets the evaluation result of the real estate general contractor capacity. Finally，takes the general contractor selection of QB project of a domestic real estate development enterprise as an example to verify，provides reference for the real estate enterprise to select the general contractor.
