摘要：对450米以上超高层商业建筑工程及其造价管理的特点进行分析。同时基于实际案例，就项目前期阶段费用测算，侧重对结构、幕墙、设备、措施项目四类子项工程造价预估进行详细阐述。提出设计阶段费用优化的主要方向，介绍工程顾问模式在工程造价管理中的运用方法及重要意义。

Abstract：The article analyzes the characteristics of super high-rise commercial building with a height over 450 meters and the corresponding cost management. Based on the actual example，clarifies project cost estimation of four items of structure，curtain wall，equipment and measure item in the cost estimation in the pre-project stage，proposes the main directions of cost optimization in design phase，and introduces application method and significance of engineering consultant model in project cost management.
