摘要：系统梳理精装修住宅项目合约分判，将其分为服务类、独立工程类、总包自承建工程类、暂估价工程类、暂估价物资类、甲供物资类和甲限物资类七个分判大类，明确提出103项末级分判的标准合约分判体系。结合大型房地产企业承包商战略合作的需求，针对标准合约分判中的44项末级分判提出战略采购建议，为大型房地产企业合约分判标准化，构建承包商战略合作体系提供参考。

Abstract：This paper sorts the sub-contracts of the finely decorated residential project，divides into seven categories：service category，independent engineering category，general contract self-construction engineering category，temporary valuation engineering category，temporary evaluation material category，A supply material category and A limit material category. Then，clearly proposes 103 standard contract sub-contracting system. In combination with the strategic needs of large-scale real estate enterprise contractors and material suppliers，proposes strategic procurement proposals for 44 final-level sub-contracts in sub-contracting of standard contracts，in order to provide reference for the large-scale real estate enterprises of standardization of contracting and strategic strategization of partners.
