摘要：从激励政策、合同能源管理模式、能效标识制度和法律法规体系等方面分析国外既有建筑节能改造市场运行理论研究动态与实践特征，从主体行为博弈策略、融资模式、政府监管和试点示范工程等方面概述我国既有建筑节能改造市场运行理论研究成果与实践进展，剖析我国既有建筑节能改造市场存在的主体积极性不高、市场发展欠完善和市场运行动力缺乏等问题，为市场治理视角下既有建筑绿色改造市场运行理论研究方向的确定提供参考。

Abstract：From the aspects of incentive policy，contract energy management mode，energy efficiency labeling system and legal and regulatory system，this paper analyzes the research trends and practical characteristics of the theoretical research on the operation of foreign energy-saving renovation market in existing buildings. From the aspects of subjects’ behavioral game strategy，financing mode，government supervision and pilot demonstration project，summarizes the theoretical research results and practical progress of operation theory of China’s energy-saving renovation market in existing buildings. Then，analyzes the problems of China’s energy-saving renovation market of existing building，including the lack of enthusiasm of the main body，the imperfect market development and the lack of market operation power，provides reference for the theoretical research direction of the operational theory of green renovation market of existing building from the perspective of market governance.
