摘要：基于计划行为理论，结合相关文献综述，构建老旧小区改造中居民参与度影响因素的理论模型。以南京市老旧小区居民为研究对象，利用多层线性回归方法分析居民个体特征、参与认知、参与态度等因素对老旧小区改造中居民参与度的影响，尤其探究邻里关系在居民参与认知和参与态度向参与行为转化中的调节作用。根据研究结果，提出提高参与意识、完善治理渠道、改善邻里关系的建议，以提升老旧小区改造中居民参与度。

Abstract：This paper establishes a theoretical framework for the influencing factors of residents’ participation based on literature review and the theory of planned behavior. Taking residents in old communities of Nanjing as the research object，uses multi-level linear regression method to analyze the impact of residents’ individual characteristics，participation perception，participation attitude and other factors on the participation degree in old community renewal，especially explores the moderating role of neighbourhood relationship in the transformation of residents’ participation cognition and attitude to participation behavior. According to the research result，puts forward suggestions including enhancing residents’ participation awareness，perfecting governance channels and improving neighborhood relationship，in order to promote residents’ participation in the old community renewal.
