摘要：从供给和需求两个方面综合分析沈阳市房地产调控政策对住房市场的影响路径和传导机理。采用系统动力学分析原理，遵循宏观调控政策对住房市场影响的客观规律，建立沈阳市商品住宅市场动态分析模型，并利用计算机软件对拟实施政策的效果进行仿真模拟，为政府部门制定商品住宅市场调控政策、开发商决策等提供参考。

Abstract：From the two aspects of supply and demand，this paper comprehensively analyzes the influence path and transmission mechanism of Shenyang’s regulation policies on the real estate market. According to the principle of system dynamics analysis and the objective law of the impact of macro regulation policies on housing prices，establishes the dynamic analysis model of commercial housing market in Shenyang，and carries out the simulation by computer software，in order to provide reference for government departments to formulate regulation policies and developers to make desicion.
