我国三四线城市房地产去库存难点及策略研究

摘要:从狭义和广义房地产库存两个层次探讨我国三四线城市房地产库存现状。然后从三四线城市资源集聚度低、地方政府土地财政依赖、农民工进城购房支付能力不足、一线和二线热点城市房价过快上涨产生虹吸效应、房地产投资利益驱动开发商大规模开发建设等方面,分析三四线城市房地产去库存的难点。最后,以句容市房地产去库存的具体做法为例,提出三四线城市房地产去库存的策略建议。

Abstract:This paper explores the current situation of real estate inventory in China’s third and fourth-tier cities from the narrow and broad sense of real estate inventory,then analyzes the reasons from the perspective of low concentration of resources in third and fourth-tier cities,land finance dependence of local government,the inhibited channel of migrant workers entering the city,siphon effect caused by fast rising house prices in first and second-tier hot cities,large scale development and construction of real estate investment interest driven developers. Finally,puts forward the countermeasures and suggestion of the destocking in real estate by taking the implementation plan of real estate inventory in Jurong as an example.
