基于GIS的沈阳市房地产价格空间分异研究

摘要:以沈阳市三环的房地产价格为研究对象,以近期实际成交的房地产价格数据为依据,采用线性回归分析法对影响房地产价格的因素进行探讨,采用克里格空间插值法(Kriging)对沈阳市房地产价格空间分异现象进行分析。研究表明,对房地产价格影响最大的因素是区位因素,轨道交通因素,重点学区因素,沈阳市房地产价格分布以中心城区为中心形成的同心圆状和由中心和南部新区形成的椭圆状逐级递减,中心区域范围内价格梯度较大。关键词:GIS;房地产价格;空间分异;空间插值Abstract:Taking the real estate price of Shenyang Sanhuan as the research object,and the real estate prices data of real estate transaction in the near future as the basis,this paper adopts the linear regression analysis method to discuss the influence factors of the real estate price. Then,analyzes the spatial differentiation of real estate prices in Shenyang by using Kriging spatial interpolation method. The results show that the most influential factors on real estate prices are location,rail transit and key school district.
