摘要：随着住房租赁市场立法的逐渐完善，住房租赁市场对房地产市场的影响也日渐突出。基于我国房屋租赁现状，分析住房租赁市场现状对商品房销售、房价以及房地产投资市场的影响，并对未来房地产市场提出几点建议。

Abstract：With the gradual improvement of the housing leasing market legislation，the impact of housing leasing market on real estate market is becoming more and more prominent. Based on the the current situation of housing rental in China，this paper analyzes the impact of housing rental market on commercial housing sales，housing prices and real estate investment market，and puts forward some suggestions for the future real estate market.
