摘要：分析房地产开发企业成本管理存在的问题，根据目标成本管理及精细化管理相关理论，结合房地产开发项目成本管理实践，阐述基于目标成本管理的房地产成本精细化管理的内涵，构建基于目标成本管理的房地产成本精细化管控体系，并系统分析其成本精细化管理的关键点，以期为房地产开发企业成本管理提供参考。

Abstract：This paper analyzes the problems existing in the cost management of real estate development enterprises. Based on the related theories of target cost management and refined management，and combined with the practices of real estate development project cost management，elaborates the connotation of cost refined management of real estate based on target cost management.Then，constructs the real estate cost refined management system based on target cost management，analyzes the key points of cost refined management，in order to provide references for cost management of real estate development enterprises.
