摘要：通过文献初步识别住宅产业化用户需求项，采用Kano模型将用户需求项划分类别。在获取初始重要度后，利用Kano模型调整改进需求重要度的计算方法，最后得到需求重要度总排序与子需求排序。结果表明住宅产业化发展与用户需求密切相关，用户需求是促进住宅产业化发展的根本动力。

Abstract：Firstly，the paper initially identifies the special user requirement items in housing industrialization through the literature，then divides the user requirement items into categories by the Kano model. After obtaining the original importance degree，adjusts the calculation of importance degree by the Kano model. Finally，determines the general ranking and the sub-requirement order of importance degree. The result shows that the development of housing industrialization is closely related to the user requirement，and the user requirement is the basic motive force to develop the housing industry.
