摘要：为解决BIM在建筑业实践中应用价值不确定性问题，基于业主视角运用投资回报率ROI这一财务指标，对BIM应用效益评价进行研究，探讨BIM应用效益的ROI参数估算方法。并结合上海市已验收的BIM试点项目调研数据，计算、划分基于ROI的项目BIM应用效益等级，并据此提出BIM应用建议。

Abstract：In order to slove the problem of BIM application value uncertainty in the practice of construction industry，the paper applies the financial index of return on investment（ROI）to study the benefits evaluation of BIM application from the perspective of owner，disscuses the evaluation method with ROI，calculates and divides the grade of BIM application benefits in the project with ROI by combining survey data of the BIM pilot project that has been accepted in Shanghai. Finally，proposes some suggestions for BIM application.
