摘要：高校建筑在运营维护方面具有功能综合化、管理智能化、资源共享化的特征，需要BIM技术在运营维护方向更加定制化以满足高校建筑应用特点。通过阐述高校建筑的运营维护特点并针对其特点提出BIM运营维护技术需求。同时探讨满足高校建筑运营维护需求的BIM运营维护模型，从而为建立共享统一的高校建筑运营维护系统奠定基础。

Abstract：Because of the special characteristics such as comprehensive function integrating，intelligent managing and resource sharing of college campus buildings，BIM technologies in O&M phase needs to be more customized to be applied in college campus buildings. This paper explains the characteristics of college campus buildings in O&M applications and puts forward the needs of BIM O&M technologies according to their characteristics. Finally，discusses the BIM operation and maintenance model to meet the needs of building operation and maintenance of college campus buildings，so as to lay the foundation for the establishment of a shared and unified building operation and maintenance system.
