摘要：首先分析BIM技术在小区管理中的应用价值。然后针对智慧小区的建设和发展的需求，构建以BIM技术为核心的智慧小区运维平台，并提出BIM运维平台还将实现并完善养老服务、教育服务和便民服务，以期提高小区的管理和服务水平。

Abstract：First，this paper analyzes the application value of BIM technology in the community management. Then，aiming at the demand of the construction and development of intelligent communities，builds the operation and maintenance platform of intelligent community based on BIM technology as the core，and propose that BIM operation and maintenance platform will also realize and improve pension services，education services and convenience services，in order to improve the management and service level of communities.
