[摘　要]　基于全国、各省（市）以及各收入群体的基本数据，运用住房单价月收入比进行计算与分析，初步揭示了我国不同时期、地区和不同收入群体住房单价月收入比的特点以及相互差异的程度，指出我国居民住房问题的中心是住房支付能力社会差距过大。

Abstract: Based on the basic datas of the whole country,various districts and different income groups, the paper calculates and analyzes them using the ratio of housing unit-price to monthly income,reveals the characteristics and divergence degree of the ratio of housing unit-price to monthly income of the different periods, districts and income groups, points out that the focus of the housing issues of our country's residents is the excessive disparity in housing payment ability.
