摘要：系统梳理美国房地产市场发展历程及启示，分析我国房地产市场发展存在的问题。在此基础上，从发展动力转变和利益主体权责厘定两方面，剖析房地产市场转型的驱动机理。进而探讨房地产市场未来发展趋势，提出我国房地产市场平稳可持续发展的实践路径。

Abstract：This paper systematically reviews the development process and enlightenment of American real estate market，analyzes the problems in the real estate market of China. On this basis，analyzes the drive mechanism of real estate market transition from the aspects of the transformation of development power and the determination of the rights and interests of the interest subjects. Finally，discusses the development trend of the real estate market，puts forward the practical path of the stable and sustainable development of China's real estate market.
