摘要：创新土地储备融资模式，有助于推进我国土地储备制度和城市经济的健康发展。从土地储备资本结构出发，剖析我国土地储备融资模式及其问题。在借鉴国际实践经验的基础上，厘清新形势下土地储备融资模式转变的内在逻辑，从发展城市金融、建立土地储备基金、推进土地资产证券化及发行专项债券等方面探索我国土地储备融资模式创新路径，以拓宽土地储备融资渠道。

Abstract：Innovating the land reserve financing mode is helpful for the development of reserve system and urban economic. Based on the land reserve capital structure，the paper analyzes the land reserve financing model and its problems. On the basis of drawing lessons from international practice experience，clarifies the inherent logic of the land reserve financing mode change under the new situation. Then，explores the innovation path of land reserve financing mode from the aspects of developing urban finance，establishing land reserve fund，promoting land asset securitization and issuing special bonds，in order to broaden the financing channels of land reserve.
