轨道交通对住宅价格的时空效应研究—以厦门地铁1号线为例

摘要:以厦门地铁1号线为例,运用特征价格模型,细化四个特征变量,从时间和空间两方面定量分析轨道交通对周边住宅价格的影响。结果表明:空间上,在研究的距离范围内,住宅与地铁站点的距离与住宅价格呈负相关。地铁1号线对不同距离范围产生不同程度的增值作用。时间上,地铁处于不同的生命周期,都能对住宅价格产生增值效应,地铁通车阶段对住宅价格产生的增值效应大于建设阶段。

Abstract:Taking Xiamen Metro Line 1 as an example,the paper uses the hedonic price model to refine four characteristic variables,and quantitatively analyzes the influence of rail transit on the surrounding housing prices from two aspects— time and space. The results show that,in space,the distance between residential and subway stations is negatively related to housing prices in the distance studied. In time aspects,the subway has different value-added effects on housing prices during different construction periods,and the added value effect of the opening stage of the subway on housing prices is greater than that of the construction stage.
