摘要：PPP项目资产证券化给城市综合开发投资市场和金融市场带来更多活力和创新。分析城市综合开发领域PPP项目资产证券化的现实意义，总结影响其发展的法律法规尚未健全、交易机制尚不完善、项目期限不匹配等几个关键问题。结合中交城投城市综合开发业务，探索不同类型城市综合开发PPP项目资产证券化的应用路径，以期为城市综合开发项目提供参考。

Abstract：The asset securitization of PPP project brings more vitality and innovation to the investment market of urban comprehensive development and financial market. This paper analyzes the practical significance of asset securitization of PPP project in urban comprehensive development field，summarizes some key problems，such as the imperfect laws and regulations，the imperfect trading mechanism and the mismatched project term. Combined with the urban comprehensive development investment business of CCCC urban investment company，explores the different types of application paths of asset securitization in comprehensive development of PPP project，in order to provide reference for urban comprehensive development project.
