摘要：在实际调查和文献分析的基础上，总结出影响建筑寿命的23个因素。通过因子分析法降维并提取综合因子变量，并得到各个因子的评分。将各个公共因子作为影响建筑短命的评价指标，建立建筑寿命影响因素模型。根据总结出的综合公共因子，提出延长建筑使用寿命的对策。

Abstract：Firstly，the paper sums up 23 factors of affecting the service life of buildings based on actual investigation and literature analysis. Then，extracts comprehensive factor variables by factor analysis methods，and gets the scores of each factors. Taking each public factors as evaluation indexes of building short-lived，establishes the life influence factors model. Finally，according to the summarized comprehensive public factors，puts forward the countermeasures to extend the service using life of buildings.
