摘要：近年来，随着我国城镇化和人口政策的调整，区域人口结构随之改变，同时对住宅价格也产生一定影响。以西安市为例，根据2003～2014年人口结构数据和住宅价格数据，应用VAR模型分析12年来西安市人口结构和住宅价格变化间的关系。研究结果表明：西安市住宅价格主要受人口年龄结构、户均家庭规模和迁移结构变化的影响；而性别结构、教育结构、就业结构以及城乡结构变化对其影响较小。

Abstract：In recent years，the regional demographic structure changes with the adjustment of China’s urbanization and population policy，which has a certain impact on the housing prices. Based on the VAR model，the paper analyzes the relationship between demographic structure and housing price changes by the raw datas ranged from 2003 to 2014 in Xi’an city. The results show that，population age structure，the family size and migration structure mainly affect the housing prices in Xi'an city. In addition，the sex structure，education structure，employment structure and urban and rural structure have only a little effect.
