摘要：总结国内外BIM运维管理应用模式，从业主视角进行需求调研，确定我国商业地产运维管理应用体系，并分析BIM运维管理应用价值的实现机理。基于BSC理论，构建BIM运维管理应用价值评价指标体系，以可拓理论为依据，构建BIM运维管理应用价值评价模型。以H地某商业地产项目为例，进行BIM运维管理应用价值量化评价，以期为BIM在我国商业地产运维管理中的应用提供参考。

Abstract：The paper summarizes the application mode of operation and maintenance（O&M）based on BIM at home and abroad，investigating the application requirements of O&M from the view of the owner，builds the system of O&M based on BIM for commercial real estate in China，and analyzes how O&M based on BIM realizes its value. Based on the BSC theory，builds the evaluation index system of the value of O&M based on BIM. Referencing the extension set theory，constructs the value evaluation model of O&M based on BIM for commercial real estate. Taking a commercial project of H for example，evaluates the value of O&M based on BIM，and provides references for the application of BIM in China’s O&M commercial real estate.
