摘要：分析当前西安市房屋租赁市场发展中所存在的优势、劣势、机会和威胁，构建SWOT矩阵并比较各项发展策略。在此基础上，提出完善西安市房屋租赁相关法规、多方面激励租赁双方主动进行登记备案、采取网格化动态管理、建立完善的网络信息系统等发展策略，为西安市房屋租赁市场健康发展提供参考。

Abstract：The paper analyzes the advantages，disadvantages，opportunities and threats of the development of housing rental market in Xi’an，builds the SWOT matrix to compare the development strategies. On this basis，puts forward the relevant development countermeasures for Xi’an housing rental market，such as perfecting the related laws and regulations，encouraging the two sides take initiative to register for the record of lease and so on，in order to provides reference for the healthy development of housing rental market.
