摘要：为更好地适应人才租赁住房数量巨大、分布分散的特点，满足人才租赁住房的要求，需要制定科学合理的人才租赁住房定价方法。以系统分析租金定价影响因素和现行租金定价模式为切入点，结合深圳的实际，提出采用整体评估法确定片区市场租金与采用“04打分模型”确定片区基准折扣系数的定价模式，并从方案可行性和结果合理性的角度进行深入论证，以期为定价实践提供借鉴。

Abstract：The scientific and rational rent pricing method for talents needs to adapt to the huge number of talent rental housing and distributed distribution，in order to meet the talent rental housing pricing requirements. Based on comprehensive analysis of the influence factors of the rent pricing and the current rent pricing model，this paper creatively proposes the rent pricing model for the public housing which based on the overall assessment to determine the market rent and “04 scoring model” to determine the discount coefficient. Then，analyzes the feasibility and rationality of the scheme in order to provide reference for the pricing practice.
