城市轨道交通沿线房地产增值效应研究

摘要:以天津已运营的地铁3号线和建设中的6号线为例,通过构建特征价格模型定量分析轨道交通带动沿线房地产增值的影响范围和影响程度。总结轨道交通带动沿线房地产增值的时空规律,提出沿线土地的开发时机、开发范围、开发强度等一体化开发策略,为轨道交通建设与土地资源开发协调发展提供参考。

Abstract:Taking Tianjin metro line 3 which is in motion and metro line 6 which is under construction as examples,analyzes the influence range and degree of rail transit to its surrounding real estate appreciation throughout the contribution of HPM model. On the basis of summarizing the space-time regulation that rail transit pushes forward the surrounding real estate appreciation,puts forward the integration strategies of land development surrounding rail transit stations,including the development opportunity,development scope and development degree,so as to provide guidance for the coordinated development of rail transit construction and land resources development.
