摘要：依托典型工程对比分析预制装配式住宅和传统现浇住宅的建造成本之间的差异及其原因。分析表明：预制装配式住宅中预制部分及其剩余现浇部分的建安成本比例从0.55∶0.45降低至0.50∶0.50时，预制装配式住宅与传统现浇住宅的总建安成本基本相同；预制剪力墙和叠合板建安费用是影响PC构件生产费的关键因素。在此基础上，从政策导向、优化生产工艺、优化建筑方案三方面提出相应的优化措施降低单位预制构件成本、建造成本。

Abstract：Based on the typical engineering，the paper compares the difference of the construction cost and the reasons between prefabricated house and traditional house. Analysis shows，when the cost ratio of prefabricated part and the cast part is reduced from 0.5：0.45 to 0.50：0.50，the overall construction cost of prefabricated house is basically the same as the traditional house. Prefabricated shear wall and composite plate are the key components of the production cost of PC components. On this basis，puts forward the corresponding optimization measures to reduce the cost of prefabricated components and construction cost from the aspects of policy orientation，production process optimization and architectural scheme optimization.
