[摘　要]　住宅小区和谐是社会和谐的一个重要体现。建设单位、物业公司、业主都是影响住宅小区物业服务费收取和住宅小区和谐的因素。解决物业服务费收取困难的根本途径是免收物业服务费。

Abstract: The harmonious of residence community is an important expression of social harmonious. The construction units, property companies and owners are the factors which influence the tolling of property service charges and residence community harmonious. The basic solution of the tolling difficulties of property service charges is making it be free.
